Question 1

How do I pay, and how much is due up front?

Accepted Answer

You pay 50% when you book and the rest before you arrive — we email a link about a month ahead, or you can settle it any time from your booking page. We take card or SEPA bank transfer. There is no booking fee on top. The quote shows every line before you pay: nightly rate, any discount, cleaning fee and taxes where they apply.

Question 2

Is booking direct actually cheaper than Airbnb?

Accepted Answer

Some booking platforms add a guest service fee at checkout, depending on the platform. Booking direct with the owners has no platform fee, and the quote shows every line before you pay.

Question 3

What is the minimum stay?

Accepted Answer

It varies by date — often 5 nights, shorter in quieter weeks and longer over Christmas and New Year. Hover any date on the calendar to see its minimum, and once you pick a check-in the calendar tells you the earliest check-out.

Question 4

How many people can stay?

Accepted Answer

Up to 8. That is the licensed limit for the villa and we can't exceed it, including infants — Canarian tourist licensing is strict about occupancy and we're not willing to risk the licence.

Question 5

What are the check-in and check-out times?

Accepted Answer

Check in from 16:00, check out by 11:00. You can drop your bags at the villa from about 12:00 on arrival day: message us before you leave the airport and Alejandro, our manager, meets you there.

Question 6

Can we check in early or check out late?

Accepted Answer

Sometimes. Early check-in (from midday) is €200 and only possible when the villa is empty the night before; late check-out starts at €150 depending on the hours, up to a full night's price, and only when nobody arrives the same day. Send us your flight times and we will say yes or no straight away. If it is a no, your bags can still stay at the villa until about 14:00 after check-out.

Question 7

What's included in the price?

Accepted Answer

Everything except the cleaning fee of €400, which is shown separately at checkout. Towels, linen, toiletries and utilities are all included. Beach towels aren't. A refundable damage deposit of €500 is held before arrival and released after you leave.

Question 8

What is the cancellation policy?

Accepted Answer

Cancel more than 60 days ahead and the deposit is refunded in full, less any non-recoverable processing costs. Between 60 and 30 days the deposit is retained; inside 30 days the full amount is due. We always try to re-let the dates and refund whatever we recover.

Question 9

Can I pay by bank transfer?

Accepted Answer

Yes, and it's the cheapest option for both of us — no card processing. We hold your dates for 72 hours while the transfer arrives. Quote the booking reference so we can match it.

Question 10

Do I need to register my ID?

Accepted Answer

Yes. Spanish law requires us to register the identity document of every guest over 14 with the authorities. You'll get a secure link before arrival — it takes two minutes, and we can't hand over keys until it's done.

Question 11

Is there parking?

Accepted Answer

Yes, free street parking directly in front of the villa, first come first served. The whole street is parking, so there is almost always a space, and taxis are cheap and easy for the rest of the island.

Question 12

Do you have a cot and a high chair?

Accepted Answer

Yes, both, at no charge, and we can arrange more than one. Just say how many when you book or in a message before you travel.

Question 13

Is this a staffed all-inclusive villa?

Accepted Answer

No. You rent a private house from the family that owns it. A manager meets you on arrival, and extras such as a chef, transfers or a nanny can be added from your booking page after you have booked. Food, drinks and entertainment are not packaged into the nightly price.

Question 14

Are stag and hen groups welcome?

Accepted Answer

Yes, as long as the house rules are respected: no parties and no loud noise after 22:00, which is Spanish law and what the neighbours expect. Groups that want a nightclub should rent a nightclub; groups that want a great house with a pool, a sauna and a table for sixteen are exactly who the villa is for.

Question 15

Can we add a chef, a fire show or a beer keg?

Accepted Answer

Yes. Once you have booked, the extras (private chef, fire show, massages, a nanny, airport transfer, a 30-litre beer keg for the bar and more) can be added from your booking page and paid by card. Each needs a little notice, so the earlier the better.

Question 16

Where exactly is the villa?

Accepted Answer

In Costa Adeje, in the south of Tenerife — quiet, but ten minutes from restaurants and about fifteen from Tenerife South airport. We share the exact address and access details once your booking is confirmed.
